Three factors drive the facade spec:
Window-to-wall ratio. The fraction of facade that’s glass directly affects the building’s annual cooling energy. Most modern Jamaican office designs push toward 60 to 80 percent glass on the visible elevations because tenants want the light and the view. That has to be balanced against AC running cost over the lease term.
Orientation. East and west elevations get sun for hours at low angles. South elevations get sun at high angles through the year. North elevations get the least direct sun. The glass spec should vary by orientation, with the heaviest tinted Low-E spec on west and south.
Hurricane rating. Office buildings in Kingston and along the harbour need hurricane-rated assemblies even though they’re more commercial than coastal. Storm-driven debris is a real risk and the cost of a broken facade panel mid-storm is substantially higher than residential because of water and wind ingress into a tenanted space.

Commercial grade for office use
Office sliding windows can usually use a lighter spec than retail because the daily cycle stress is lower (an office window opens and closes far less often than a retail door). But the build still needs to be commercial-grade rather than residential:
- The frame has to carry larger panels (office windows are often 6 to 10 feet wide).
- The seals see more sustained pressure differential from AC inside versus hot outside.
- Hardware needs to last the full building lease, often 15 to 20 years.
- Code requirements for commercial occupancy are stricter than residential.
Typical office spec: light commercial aluminum profile (heavier than residential, lighter than retail-grade), tempered glass throughout, Low-E tinted on sun-exposed elevations, and standard hardware with multi-point locks on accessible openings.
Daylight planning and AC efficiency
For office buildings in Jamaica specifically, daylight planning matters because the AC cost over a 20 year lease is one of the bigger operating expenses a building owner faces. Sliding windows contribute to that cost in two ways: solar heat gain through the glass, and conducted heat through the frame.
Solar heat gain is the dominant factor. A 1/4 inch tinted Low-E pane in an office facade can deliver an SHGC around 0.30, roughly half the solar heat gain of plain clear glass. Multiplied across a tenant floor of 50 windows, that adds up to meaningful annual AC savings.
For daylight, the same Low-E tinted glass typically passes 50 to 70 percent of visible light, which is enough for natural illumination during business hours. The room doesn’t feel artificially dark even with the tint.
Cost planning
Office sliding windows fall between residential and retail on cost. A typical light commercial spec runs 30 to 60 percent more than the equivalent residential. The premium covers the heavier profile, tempered glass standard, multi-point locks, and longer warranty terms.
For an office building project, the spec decision usually factors in the lease term. A 15 year lease justifies premium spec. A 3 year tenant fitout might use lighter spec to keep budget on furniture and finishes.
