Standard storefronts vs custom fabrication: a real comparison

For Jamaican commercial projects, the standard-versus-custom decision usually comes down to one question. Does the price gap pay for itself?

Standard storefronts use stock aluminum profiles, stock door sizes, stock hardware. They land in two to four weeks at the bottom of the cost range. They look like commercial storefronts.

Custom fabrication uses profiles cut to your dimensions, doors sized exactly to your opening, hardware selected for your spec, finish in any AAMA-rated colour. They land in six to twelve weeks at 30 to 60 percent more cost. They look like whatever you want them to.

Here is when each is actually the right call.

When standard wins on the math

For most cost-conscious commercial projects, standard wins for a few concrete reasons.

The opening can be designed around the standard. If the wall is going up new, your mason can build the opening to fit a 36 by 84 single or a 72 by 84 double. The custom premium buys you nothing in that case, because standard already fits.

The architectural intent is contemporary or neutral. Standard systems read as commercial, and for most retail, office, and service businesses that is exactly what the brand wants.

The timeline is tight. Standard delivers in two to four weeks; custom takes six to twelve. If your lease starts in six weeks, custom is not on the table at all.

For a typical small Jamaican retail unit (1,000 to 3,000 square feet) with a standard-sized opening and no special design requirements, standard saves roughly JMD 200,000 to JMD 600,000 over the custom equivalent and delivers in half the time.

When custom earns its premium

A few conditions where it pays back.

The opening is not standard. If the wall is already there and the opening is 38 by 90 or 84 by 96, standard doors do not fit. You can chip the masonry to standard dimensions (often more expensive than custom in the end) or commission a custom door. Custom is usually the cleaner path.

The brand or design intent is specific. Hospitality, premium retail, jewellery, art galleries: the entry is part of the brand and standard hardware reads wrong. On premium projects the entry is sometimes 1 to 2 percent of total project cost, and shaving on it shows.

The location requires unusual spec. Coastal hurricane-impact zones often need larger profiles and specific hardware combinations that go past stock kits. Custom is the easier path to certified compliance than trying to make stock impact kits stretch.

The cost framework in Jamaica

For a typical 36 by 84 single-door commercial entry with quality glass and hardware: standard pre-made runs JMD 350,000 to JMD 650,000 installed. Semi-custom (standard catalogue profile, custom dimensions) runs JMD 500,000 to JMD 950,000. Fully custom (engineered for the opening) runs JMD 700,000 to JMD 1,500,000.

For a 72 by 84 double, multiply by roughly 1.7. For coastal impact-rated, add 30 to 50 percent.

Semi-custom in the middle is where most quality Jamaican commercial work lands. You get exact fit and proper finish without the full custom premium.

The lead time reality

Standard systems in Jamaica typically deliver in two to four weeks from deposit. Most stock parts are either sitting in a warehouse in Kingston or 48 hours from Miami.

Semi-custom takes three to six weeks. The aluminum profiles are stock but the cutting and finishing are project-specific, and the finishing batches run on schedules nobody else controls.

Fully custom takes six to twelve weeks. Imported impact glass adds another two to four on top.

For a project with a hard opening date, lead time matters more than the cost difference. We have seen tenants commit to standard purely because they had three weeks to opening, even though semi-custom would have been a better product.

Where the gap usually pays back

Mall and shopping centre units with strict landlord design-code requirements. Standard kits rarely match the code; custom is often the only acceptable option.

Coastal hospitality entries with full impact-glazing requirements. Custom ends up cheaper than stitching together stock impact kits to meet wind-load calcs.

Premium retail where the entry is part of the brand investment. Jewellery, watches, electronics, luxury cosmetics. The standard entry sends the wrong message; the custom entry reinforces the brand the rest of the buildout has already paid for.

Where the gap rarely pays back

Small general retail under JMD 500,000 budget for the entry. The custom premium eats into other parts of the buildout that matter more (lighting, signage, fixtures).

Office building tenant fit-outs where the entry is internal to the building, not street-facing. Nobody on the elevator panel reads the door spec.

Industrial or back-of-house entries where function is the entire requirement. Standard is the right answer here, every time.

A simple decision rule

Standard if your opening is standard, your timeline is tight, your budget is under JMD 500,000, or the entry is not customer-facing. Custom or semi-custom if your opening is non-standard, your timeline can absorb six to twelve weeks, your budget can carry 30 to 60 percent more, or the entry is part of the brand. If you are not sure, ask the installer to quote both. A serious installer will price them honestly and tell you which is the better fit. Ten-minute conversation, saves a lot of regret later.

The next step

If you are deciding between standard, semi-custom, and fully custom for a Jamaican commercial storefront and you would like all three priced for your specific opening, our team is happy to put a comparison together. Most projects land on semi-custom once the trade-offs are visible side by side, but we will quote what fits your project, not what fits our preference.
