The resort architecture in Saint Ann and Saint Mary often pushes for very large glass door systems framing the ocean view. Those especially need full hurricane and coastal spec, because the exposure is at the high end of what any Jamaican residential site faces.
Portland
The wettest parish in Jamaica. Often over 130 inches of rain a year on the eastern slopes, because the mountains catch the trade winds and the moisture concentrates there.
Water management is the dominant concern in Portland. Performance sills with high water ratings. Drainage detailing that handles persistent rain, not just occasional storms. Frame finishes rated for high-moisture exposure.

Saint Thomas
Eastern parish, varied terrain. Drier along the south coast than Portland (rain shadow from the Blue Mountains), wetter as you move inland and up.
Coastal Saint Thomas sites (Morant Bay, the south-coast resorts) need coastal spec but with less rainfall pressure than Portland. Hill sites toward the Blue Mountains pick up the wet-side considerations that the rest of Saint Thomas avoids.
South coast (Saint Catherine, Clarendon, Manchester, Saint Elizabeth)
Drier than the north coast (sheltered from the trade winds by the Blue Mountains and the central hills), with rainfall in the 750-1100 mm range. Often hotter at midday because there’s no trade-wind cooling on this side of the island.
Thermal performance is the priority. Sun-exposed elevations earn premium Low-E. Insulated units pay off faster on the south coast than on the breezy north coast. Frame finishes need UV stability more than coastal corrosion resistance for inland properties.
Coastal south-coast properties (Treasure Beach, Old Harbour Bay) still need coastal spec, but the corrosion exposure is meaningfully lower than the equivalent north-coast position.
Westmoreland and Negril
Coastal exposure on multiple sides, lower rainfall than Portland but still around 1,400 mm a year, plenty of tourist-resort architecture pushing for big openings.
Marine-grade everything for properties near the water. Hurricane spec given the western exposure to incoming tropical systems. Thermal performance matters because the south-Negril sun is genuinely brutal.
The Negril cliffs in particular have specific conditions worth specifying for. Wind from multiple directions depending on the system. Salt spray from below. The cliff face itself amplifies wind effects on glass openings in ways the same panel sitting on flat ground wouldn’t see.
Blue Mountains
Cool, wet, often misty, much lower UV exposure than coastal Jamaica. Temperatures can drop into the 60s°F at higher elevations.
